Making sure workers show up and keeping them motivated on assigned work is a challenge for many custodial managers. Here are some suggestions on doing so.

I suggest you consider different incentives for your front line workers and your supervision and management team. I have seen situations where a regular worker could make as much or more than a supervisor, quality control inspector or trainer due to overtime, bonuses, etc. It might be wise to recognize and reward them within that group rather than publicizing their award to everyone.

I remember the first time the president of the BSC (Building Service Contractor) came out to my office complex to conduct an inspection and meet with me. He had a reputation for failing an entire account if the custodial office or a janitor closet was not clean and ship shape. After I passed the first inspection, we proceeded to randomly check front entrances, rest rooms and key areas that he already knew were very important. Out of habit, he had to find at least a few minor things that needed improvement but I could tell that I passed. He even spoke with the customer and some tenants and they were very complimentary of the cleanliness of the account since I had taken over supervision. Before he left to go back to the office, he gave me an envelope and stated that the contents were a way of thanking me for my commitment and work ethic. It was a check for $1,000.00, which back in 1974 was a lot of money.

Although I never saw the bonus coming, it certainly motivated me to work hard and take pride in my work. We will continue this analysis in a future article.
