The problem many contract cleaners run into when cleaning smaller, congested floor areas is that it can be difficult to use a floor machine to scrub clean the floor. An automatic scrubber may be too large for the room and while a low-speed buffer can tackle the job, if the room has lots of fixed cabinets, desks, and tables, there is always the possibility the buffer will bump these items, potentially causing damage. Further, most buffers are not designed to reach and clean under office furnishings.

Then there is the issue of speed. While a 175 rpm buffer with the proper pad can clean and polish a floor, a faster rpm machine can typically do the job quicker and be a lot more effective.

Bill Scott of W and M Services in Oakland County, Michigan, is one contractor that found a better solution for one of the locations he cleans in the form of a fast, efficient, and flexible floor machine.

He describes this client as “a super high tech medical facility.” The facility not only had lots of cabinets, desks, and workstations in relatively small areas that Scott needed to maneuver around and under to effectively maintain the floor, but the client was also looking for a floorcare strategy that had a reduced impact on the environment.

Scott was able to overcome this dilemma when he was introduced to the BR Vario system from Tornado Industries. Right off the top, users can see the BR Vario is different from other floor machines. Instead of a rotary pad, it has counter-rotating cylindrical brushes. The cylindrical brushes are able to reach deep into floor grout. The machine works effectively with about one-third less chemical and water than a conventional floor machine. This helped Scott address the client’s request for a “greener” floor care approach.

The machine also has a low profile, only a few inches high. This makes it very easy to maneuver in, around, and under cabinets and desks…another problem solved. And, instead of a slow speed machine, the BR Vario is actually a high speed floor machine, rotating at 650 rpms. The faster speed can improve cleaning effectiveness, another issue rectified.

And finally, because of the cylindrical brushes, the system essentially “floats” over floors. 

“You don’t have to handle it like a bronco in the rodeo,” says Scott. “The BR Vario is everything we have been looking for…what’s more, my client says the floors never looked better.”
